How Much Do Home Additions Cost?

Maybe a little one is on the way. Maybe you love your location and need a little room to stretch. Maybe you looked for a new space, but can’t find one that is just right. Whatever reasons for looking into a home addition, there is one question that looms above these motivations, what is this going to cost? Home additions vary greatly, but Gerard Construction has a few parameters to consider.

Overall Numbers

Obviously a home addition has a huge range in cost. According to Forbes, the typical range is between $21,000 and $73,500 for the range of square foot addition of 250 to 1,200 square feet of space. They suggest budgeting between $80 and $200 per square foot in your planning for this new space. So the best place to start would be to think about exactly what you need from your addition and how much space that would take up. Will a single room be enough or is there going to be a need for expansion further down the road? Are there other ways you can adjust your existing space or remodel to make your existing floor plan more livable? Imagine the exact use of your new space including how you would enter the space, how you would use the space, and the purpose of the space to make a better estimate of your pricing.

What increases that price?

There are a number of factors that will drive up the price of a home addition. Forbes states, “bathroom, kitchen, and laundry rooms will require plumbing and extra living room space may call for larger windows and thicker insulation.” Adding space upstairs is a different scope than building on ground level. Adjusting your HVAC vents work can add more costs to your plan. Additional fixtures and high end design choices may add up to higher dollar figures too. A bathroom can be the most expensive add on per square foot due to the number of fixtures, wiring, and plumbing that needs to take place in this space. The most budget friendly additions are porches and sunrooms, especially if the climate needs are nominal. 

Other considerations

Any addition is too large of a project for a weekend DIY with your friends, even the most experienced friends. The foundation and framing needs to provide the structure for space you are hoping to use. Partnering with Gerard Construction is the safer approach.
