When Should I Build a Custom Home?

Everything made and built exactly your way. It is the ultimate dream for the dream home, right? If you are planning your dream custom home, you have probably imagined celebrations, meals, gatherings, and leisure time in your space. Have you considered the timeline to get to that point though? Gerard Construction can help you consider when to start your custom build.

When Not to Build

It may be easier to answer the question when you shouldn’t build a custom home rather than when you should. If your work life is in transition, either when starting a new job with an unsure salary or when your job may soon relocate you to a different part of the country, you may want to put a pause on your custom home plans. Building a custom home can take a lot of time and be additional stress, which may bring other milestones like a new baby on the way or a period of caretaking for an elderly parent into consideration.

When Something is not Quite Right

We should explain this point a little further. Many homeowners are able to find dream homes, or something close to it, by what is already built and on the market. However, there are other homeowners who find that every house they look at is not quite right. Maybe the location is slightly off. Maybe the layout is just not working. Maybe it is too far from certain amenities. Maybe it is too close to certain family members. Whatever the reasons may be, if you have exhausted your search and keep coming up short, you may want to consider a custom home build.

After You Have Made Plans

While your plans don’t need to be finalized for the entire home in order to start work with Gerard Construction, you should have a good sense of the home of your dreams before you start building a custom home. We encourage our homeowners, custom build or renovating, to imagine a perfect day in their space. By walking through an imaginary space, thinking about where different rooms would be located, the transitions from places, the way each area would function with members of your household, you will get a better idea of what your custom home needs to be. This should really take time as you think about location, footprint, layout, and more details. From there, you can begin thinking about some of the little details that will turn your house into a home, fixtures, paint, cabinetry, and more. We guarantee there will be parts of your custom build you haven’t thought of or need guidance on and we will work with you each step of the way.

Practical Plans

According to realtor.com, a custom build took about 14.3 months, on average, in 2021. When factoring in the planning and financing work ahead of time, many custom builds take 18 months to 2 years. Homeowners may want to count back from their desired move in date to schedule their build. If you will need to sell your current house as part of your funds, you will need an alternate place to live. Because the custom home build process will take several months, there are benefits to different times of year for building. You should expect weather delays at some point, especially in the Brazos Valley. Bob Vila claims, “Weather is one of the most significant determining factors of build time, as extreme temperatures and excess precipitation can delay external construction.” Spring and Summer months bring the advantage of more sunlight, but they also bring many chances of rain and extreme heat that can shift plans. Either way, we will communicate with you to make sure you are informed of our progress and to answer questions you may have.
